Virtual design and improved technology has enabled contractors to maintain tight construction times and be budget friendly. There are three advantages of this type of construction. The first is that the design and construction of the project are constantly working in unison so construction costs are contained without reducing the function of the project. The second advantage involves the schedule. The design-build contractor is established, and early mobilization and construction activities are able to proceed concurrently with the design. Under a traditional contract, construction cannot begin until after the design is finished, the project is bid and awarded, and the team can mobilize. This type of contract can take months off the finish date of a project. The third advantage is the design-build contractor will always be working with a fixed budget.
